Landlords Guide

Book a free no obligation property assessment with French Estates by calling us on 01 624 2320 and we will advise you on the current rental value of your property.

One of our friendly and experienced consultants will advise you if your property could do with some small DIY work as first impressions count hugely when dealing with tenants. We will give you our honest opinion. Professional photographs as well as a comprehensive description of the property will be taken for all our marketing methods.

A shortlist of potential tenants will be presented to you for consideration, once all references have been checked.

Lease Agreement and Inventory

So that there is no confusion for either party, a rental agreement is drawn up and signed by each party, detailing property address, monthly rent amount, deposit paid, date that rent is due, names of occupants etc. Most rental agreements are for a period of 12 months.

An inventory of the contents and condition of the property can also be drawn up and agreed to, by both landlord and tenant.

An initial security deposit and one month rent in advance is the norm. The security deposit will be reimbursed to the tenant at the end of the tenancy, subject to the details of the rental agreement.

Register with the RTB

When a tenant rents your property you must both complete a RTB registration form, which the landlord must send off to the RTB. There is a small registration fee and it is a legal requirement. Your tenancies must be registered in order to claim mortgage interest as an allowable expense against tax.
