When renting a property through French Estates, you may need the following items:

• A security deposit (usually the equivalent of one month rent).
• A current bank reference.
• A previous landlord's reference.
• An employer's reference or, if you are self-employed, a professional reference (e.g. an accountant or solicitor).

Lease Agreement and Inventory

So that there is no confusion for either party, a rental agreement is drawn up and signed by each party, detailing property address, monthly rent amount, deposit paid, date that rent is due, names of occupants etc. Most rental agreements are for a period of 12 months. 

An inventory of the contents and condition of the property can also be drawn up and agreed to, by both landlord and tenant.

An initial security deposit and one month rent in advance is the norm. The security deposit will be reimbursed to the tenant at the end of the tenancy, subject to the details of the rental agreement.

Register with the RTB

When a tenant rents your property you must both complete a RTB registration form, which the landlord must send off to the RTB. There is a small registration fee and it is a legal requirement. Your tenancies must be registered in order to claim mortgage interest as an allowable expense against tax.

Presentation Tips for Selling your Property

• Clean up the outside
• Make the most of that first impression
• Keeping the grass cut and the area tidy will help make a great first impression.
• Paint or wash the exterior of the house (including window casings, shutters, and doors).
• If it’s autumn, rake the leaves. If it’s winter, shovel the pathways. The fewer obstacles between prospective buyers and the true appeal of your home, the better.
• Check the gutters and chimney.
• Touch up the interior
• Clean up the living room, the bathroom, the kitchen.
• Replace bathroom and kitchen fixtures that are worn or leaking.
• People will notice a leaking or worn-out faucet. By replacing these items, you will give a new look to the room.
• Clean under the sinks. If there are any leaks fix them. Then clean up the damage using contact paper or paint.
• Put a fresh coat of paint in the most used areas of the home. This will clean as well as brighten up the rooms.
• Wash all floors and bathroom tiles.
• Shampoo dirty carpets.
• Get rid of any bad smells in your home.
• Pay attention to pet or cigarette odours.
• Pull back your curtains and drapes so prospective buyers can see how bright and cheery your home is.
